The relationship between property owners and property management is a bit like "spouse". Almost all of the communities have hired property management, that is to say, the community can not do without property management, but only a few may get along well. However, the community is the home, just as the "couples" are eager to live in a warm family atmosphere from the bottom of their hearts, every owner hopes that the community will be in a civilized and harmonious environment. However, due to the contradiction with property management, many community owners can not realize this is not a luxury wish.
The crux of the problem is that the owners lack the equal game ability with the property management. In many communities, the combination of owners and property management does not come from "free love", but from "matchmaking". Even if the owner is not satisfied with the property management, it is difficult to "stop". It can be said that this naturally buried the root of disharmony between owners and property management.
At the same time, in many cases, the game between property owners and property management becomes a game between scattered individuals and a company. The power is not equal, and the result can be imagined. In order to let individual owners become a rope and form a joint force, a good way is to set up an owners' committee. But for well-known reasons, it's not easy either. We can see that the root of many contradictions between owners and property management is actually the absence of owners' rights. Returning the right to the owner is the premise of realizing the harmonious relationship between the owner and the property management.
But what I want to emphasize here is that the realization of the owners' rights does not necessarily mean that there will be a harmonious community. The realization of rights is only a prerequisite and a step forward. In many disharmonious families, most of the problems come from both husband and wife. Similarly, we should not only see that the absence of owners' rights is the root of disharmony in the community. But we should also see that many owners' misunderstanding of the right and the use of it is also one of the reasons for many problems in the community.
I don't know when, "customer is God" has become a popular saying and a concept of people. Many people really regard themselves as God when they pay for services. Some community owners have similar ideas and practices. As a matter of fact, the relationship between property management and owners is of course the relationship between service and being served, but at a deeper level, it is a contractual relationship. Property management companies provide services to owners in accordance with the contents of the contract. Therefore, property management is not omnipotent, and the services provided are not unlimited. From this point of view, both sides are equal and need to respect each other. No one can be God. If this relationship is not clarified, the imbalance of rights will make it difficult for the community to be peaceful.
Therefore, the ideal situation is that the owners' rights are fully protected and brought into play, so that the property management can act in accordance with the rules, and at the same time fully respect the rights of property management, and the two sides can carry out dialogue and communication to solve problems on the basis of equality as far as possible.
